Doris Part 4 I knew my house was not going to be an easy sell and on top of that get top dollars. I've had plenty of offers for my house and most were good offer, but I was looking the that special buyer that was going to offer me what I wanted and I knew David would be able to get that price for me. He never tried to convince me to settle or take an offer less than what I wanted. When I said no, he listened and told the potential buyers no. He somehow will convince them to give me more money. He strategizes very well. Like he has this game plan on how to get me what I want. He's done it time after time with many of the offers that I have received. We had 10 formal offers between $2,200,000 and $3,200,000 and 7 low ball cash verbal offers. I never ever expected David nor has any agents in my past has ever achieve that for me. Doris Part 3 Then in the short time maybe a week or two, David had brought several contractors, investors and cash buyer clients over to see the house, although, no of them worked out for different reason, I saw the potential in David and saw what he could do for me if I listed with him. David never forced me or tried to convince me to list with him, it was a decision I made on my own. He was the impossible person that I was looking for. We agreed to list my house in a range with the top end being at $2,899,000. He said if we had multiple offers, it could get to $3,000,000. Since he was expert, I respected however he wanted to market my house. My first offer that went in escrow ended being $3,100,000. Mind you his offer started at $2,200,000. So that's pretty amazing that he got a low ball offer to well over listed price. I never image anyone ever doing that. That offer unfortunately fell out of escrow because they found another house that he liked better and was turnkey.
Doris Part 2 Not one realtor or broker believed I could get 3 million for my house except David . They were all trying to convince me to sell it for less to get rid of it. And I mean they were saying in the low 2s and that is not going to happen. I did not want to do that. After 6 months I finally caved in and started to seriously look for a realtor to list with. I was trying to find the impossible, someone who knew a lot of investors, who had cash offer clients since no bank would give anyone a loan with an uncompleted house. Since my house was the impossible to sell, I needed someone who wasn't going to be afraid and had experience selling homes like mine. Not your typical run of the mill home. I saw David's ad and it was not like any ads I've ever seen before. It was like he made the ads for me. I didn't want to sell my house initially, I put out feelers to a lot of realtors that I knew and asked them to bring me potential buyers given my situation. None were able to find me hardly an viable buyers. Oh, yes on top of that, I also wanted top dollars for my house. I had close to a dozen of La Jolla agents and brokers that walked my property before I listed it with Broker David. I had a very unique house and was in a very precocious situation. I was in the process of adding 3 stories, 3600 sq ft to a 1326 sq ft, 2 bedrooms and 2 bath single level house on stilts. I got my construction up to most of the framing and maybe 40% done. So the house was not showing pretty. I got myself in a bad situation. My contractor and I had a dispute. So he put a mechanic lien on my house and in order to sell my house I needed to get a mechanic lien bond to get around that. Then the guy below me claimed that because I was undergoing construction, during the rains, my property flooded his. He threaten to sue me for years, eventually he did sued me which I'm happy to say I won that battle and that just happened right before I sold my house. I was referred to David thru a business partner I've closed deals with before. I was very impressed with David's professionalism and how he navigated thru an extremely complex real estate transaction. He represented me on the purchase of two bank owned properties on W Sunset Blvd in Los Angeles. There were two different Sellers, listing agents and escrows. He was able to negotiate with the Sellers and have them formally cancel the previous Buyers in escrow that did not perform. He took the deal all the way to the finish line and closed on both properties due to his negotiating skills and being to work well under pressure as well as constant communication with the asset managers. I recommend David 100%. He found this off market deal for me at the beach. He told me that with in 5-10 years developers will start scraping the smaller homes and building 2 homes on a lot. This is exactly what's been happening all because of the close bay location.
