I had a very unique house and was in a very precocious situation. I was in the process of adding 3 stories, 3600 sq ft to a 1326 sq ft, 2 bedrooms and 2 bath single level house on stilts. I got my construction up to most of the framing and maybe 40% done. So the house was not showing pretty. I got myself in a bad situation. My contractor and I had a dispute. So he put a mechanic lien on my house and in order to sell my house I needed to get a mechanic lien bond to get around that. Then the guy below me claimed that because I was undergoing construction, during the rains, my property flooded his. He threaten to sue me for years, eventually he did sued me which I'm happy to say I won that battle and that just happened right before I sold my house. I was glad to put that behind me sooner than later. Then there was the easement issue with my neighbor to the south. So yes I had a lot of not so good things going on with my house. I didn't want to sell my house initially, I put out feelers to a lot of realtors that I knew and asked them to bring me potential buyers given my situation. None were able to find me hardly an viable buyers. Oh, yes on top of that, I also wanted top dollars for my house. I had close to a dozen of agents and brokers that walked my property before I listed it with Broker David. Not one realtor or broker believed I could get 3 million for my house except David .
